Standalone HOA solutions · Built in Orange County

Your board answers the same forty questions every month. It doesn't have to.

HOA180 builds small, affordable tools that handle the busywork — homeowner questions, architectural applications, document review — while your board and manager keep every decision. No platform takeover. No contract that owns you.

Start with one tool. Add more if it earns it. Most communities are set up in under a week.

Homeowner questionNo. 0347

"Can I paint my garage door charcoal gray? And do I need approval first?"

Yes, with an ARC application. Charcoal gray appears on your community's approved exterior palette (Scheme C). Garage door color changes require Architectural Review Committee approval before work begins. You can submit the two-page application online — typical review time in your community is 4 days.

§1Core services

Three tools that remove the three biggest time sinks.

Every community runs differently, so each of these works on its own. Nothing is bundled, and nothing requires switching management software.

Online Assistant — Online & phone assistant

Homeowner questions, answered from your actual documents.

An assistant trained on your community's CC&Rs, rules, reserve studies, and meeting minutes — not generic HOA advice from the internet. It answers online or over the phone, day or night, in the homeowner's own language, and cites the exact section it pulled from. Anything it can't answer goes straight to your manager.

ARC HOA — Architectural review

Architectural applications in days, not weeks.

Homeowners submit online in minutes. Applications arrive complete, checked against your guidelines, with a recommendation the committee can accept or override. Your board makes every call — the tool just makes sure the calls are consistent, documented, and fast.

For realtors & homebuyers

What's actually inside those 300 pages of HOA documents.

Before your buyer signs, we review the association's documents and deliver a plain-English summary: financial health, rules that will affect how they live, and any red flags — pending assessments, litigation, underfunded reserves. Buyers know what they're getting into; realtors look like the pro who told them.
